Hey, I have a question on closing costs. I actually used Hauseit's Florida buyer closing cost calculator but I'm getting a slightly different number for this unit than what's shown above. I'm getting $37,108. What am I doing wrong?

This is a pretty incredible property. I wonder if the marina in front is available for owners to use? Is it first come first serve? Can you have drop-off and pick-up?
This is definitely one of the best floorplans I've seen in Miami. Tough to replicate. The unfortunate thing with some of the other new buildings along the waterfront in Miami is they have all this wasted space (i.e. random nooks, crannies and hallways, weird layouts etc) and overstated square footage, if not outright inflated then definitely counting a lot of unusable square footage. This one in contrast is a perfect square. No wasted space and balconies and floor to ceiling windows on both sides along the entire length. Hard to find these days sadly.
I see from the floorplan (presumably from the developer?) that the square footage is larger than what's listed here, what's up with that? The developer floorplan says this unit is 3,289 sq ft, and including 716 sq ft of balcony space, meaning over 4,000 sq ft of total space. I think the city may have the wrong number at 3,057 sq ft. I realize that you're required to list what the city has on file. That's probably the reason that this apartment is able to have a Great Room that feels so spacious, plus 4 bedrooms and a maid's room. It's too bad because so many new buildings these days have developers that are super aggressive in how to "measure" the square footage, counting probably elevator shaft space even to juice the numbers.
